
Property Search
After an initial consultation, either in person or virtually, where we discuss and understand your requirements and once we have been engaged formally – we begin the search process. We visit every property we think maybe suitable and draw up a short list for you to view at your convenience, keeping you updated throughout with regular photos or videos of properties.
Negotiation
Once we have found you a suitable property and after extensive research with regards to the pricing, we will advise you and negotiate on your behalf. Unlike Estate Agents who work for the seller, we represent YOU the buyer which ensures there is no conflict of interest.
The Legal Process
The English Conveyancing system can seem lengthy, drawn out and complicated – that’s because it invariably is! Some clients already have a legal team in place who we will work with to ensure the process to completion is as smooth as it can be. If you don’t have a lawyer, we can introduce suitable lawyers depending on the purchase type and location. Likewise, we can recommend surveyors and other specialists to ensure all due diligence is thoroughly taken care of.
Key collection/holding
Many of our clients are based abroad and we can collect and hold keys on completion and can assist with switching over utility providers and if necessary, arrange for cleaning to be done prior to your arrival. Some clients retain us on a monthly basis after completion to carry out Property Care.
